Vineyards at Cottonwood Taking Shape

This will be a major housing development on State Route 89A on the way from Cottonwood to Jerome, and it is expected to take 7 - 10 years to complete. It will feature nearly 500 homes, open and recreational space and hiking trails. The Planning and Zoning Commission discussed and approved the design review for the first phase, including the Vineyards’ preliminary plat for a 41-lot single-family (Craftsman-style) residential subdivision. The preliminary plat for Phase 1 must go through a staff and agency review, and Planning and Zoning public hearing, and be reviewed by City Council. Exciting things happening in Cottonwood!

Village of Oak Creek Bans Short Term Rentals

Last month i wrote a blog about an upcoming vote by the members of the Village of Oak Creek Association on whether or not to allow short term rentals of less than thirty days. Well, the results are in and the association did indeed ban rentals for less than thirty days. That doesn't mean that a tenant has to stay the full thirty days, but it does mean that you cannot have more than one tenant in any thirty day period. Although it does put a damper on Vacation Rentals by Owner, it just means that investors need to consider this in their assumptions when calculating a rate of return.

What the Heck is Going on with Interest Rates?

Well, the bottom line is that since the election, they've been going up! But why? Investors expect that the new administration will increase fiscal stimulus, which will be good for stocks but bad for bonds. These changes will increase the risk for inflation in the future, and higher inflation reduces the value of cash flow from bonds. So investors will demand a higher yield, which will lead to higher mortgage rates. Interest rates will still probably remain on the low side compared to historical rates, but they're definitely on the way up for now.

Sedona Market Statistics Through October

As of the end of October, the number of single family homes under $1,000,000 sold is almost the same as last year. We've sold a total of 345 compared to 342 last year. Village of Oak Creek Association to Vote on Short Term Rentals

As I have reported in the past, Arizona Senate Bill 1350 banned the imposition of restrictions on short term rentals by local municipalities. Sedona had such a law in place, but that will no longer be enforceable at the end of this year. Now the only way to impose a ban is through a Home Owners Association. If such a ban is already in place, it's not an issue. But if it is not, the only way is to amend the HOA Declarations, which will require a statutory higher vote than a simple majority. The Village of Oak Creek Association has scheduled such a vote for November 10. It will be interesting th see the result.

Free Barbershop Music Concert on October 23

Sedona Market Statistics Through August

Our local real estate market remains relatively flat compared to last year. The first half of the year was very slow, but things have picked up. The number of vacant lots sold has finally caught up to last year, but remember that 2015 was very slow compared to 2014 in that area. And while the number of lots sold has gone up, the median sales price has gone down by 4.8%. The other area that is lagging is the sales of luxury homes. Prices haven't changed much, but the number of sales of homes over $1,000,000 is down to 12, compared to 21 in the same time frame last year. For more stats, go to our Market Statistics page.
