Sedona launches Home Energy Retrofit Project with CozyHome LLC

As part of a new sustainability initiative, the city of Sedona encourages residents to apply for up to $5,000 in funding to make their homes more energy efficient and weatherized. Known as the Home Energy Retrofit Project and in partnership with CozyHome LLC, the project is intended to benefit moderate and low-income residents within Sedona city limits. Home weatherization and retrofitting services supported by this project include duct sealing, air sealing, insulation repair, lighting upgrades, mini-split installations and heat pump installations. If you are visiting and ask a local for directions to downtown, you may stump them. We don't have an area called downtown. We call it Uptown. Is Sedona Real Estate Still a Bargain?

Prices have gone up, just like practically everywhere. But is Sedona still a good deal? Like everything, it depends on what you compare it to. The reason I'm thinking about this is because I just saw an article from the National Association of Realtors that listed the top ten hidden gems for real estate. Not surprisingly, Sedona wasn't on the list. If you want to see which cities are, click here. But again, it's all relative. The average price of a Sedona home per square foot is now about $450. But when you compare that to other resort destinations, that looks pretty good. For example, Breckinridge, CO is  nearly double that, Jackson Hole, WY is nearly triple that, and Aspen, CO, the king...

Sedona Traffic Management Projects

The ongoing traffic management program known as Sedona In Motion (SIM) continues with two major projects that will begin construction in the next few months. One is the Forest Road extension designed to route traffic around the traffic circles at the intersection of State Routes 89A and 179, and the other is a shared walking/bike path in the Chapel area. Court Notice regarding Gila River Watershed Adjudication

Some of our clients with wells are asking about this notice of adjudication. If you received this notification, it's because you filed a Statement of Claimant for your well, which has been determined to be within boundaries described in the new Subflow Zone Delineation Report for the Verde River Watershed. Because your well is within the newly defined zone, the source of your water is presumed to be the subflow (underground) part of the Verde River watershed.

This is part of the Salt River Project (SRP) legal action regarding the water in the Gila River Watershed, of which the Verde River is a tributary.

If you believe that your well does not draw from the subflow, this notice says that...

Prices of Sedona Vacant Land Still Going Up

A client who has been looking for a vacant lot in Sedona recently emailed to say that she thought prices were coming down, and cited two lots that had reduced their list prices. But, in fact, prices are still going up. In the past two years, the median sales price of a vacant lot in Sedona has gone from $167,500 to $250,000...an increase of 49%. The rate of increase is slowing, but prices are still climbing. What has happened is that land is in demand because of the scarcity of homes for sale, and prices no longer seem fully dependent on comparable sales. 2021 Year Ending Numbers in Sedona

The year ending numbers are in, and they are staggering! The median sales price for a luxury home in Sedona (defined as the top ten per cent in sales price) was $1,460,875, compared to $1,423,000 in the prior year. While that might not seem like a lot, the homes that were sold in 2021 averaged 3570 square feet, while those sold in 2020 averaged 4138 square feet. That made the price per square foot in 2021 $497 compared to $393 in 2020....a 26% increase! The price increase for other single family homes in Sedona went up an incredible 35%, from $650,000 to $875,000. For more information, including vacant land, visit our market statistics page here.
