Sedona Real Estate Took a Breather in 2023

Sedona Market Statistics for the First Half of 2023

Market statistics for the first six months are in. As expected, the numbers are down when compared to the first six months of last year. But that is to be expected. The first six months of 2022 were very strong, with June being the biggest month. Then, everything slowed down, and it's been fairly steady since then. The number of single family residences that sold dropped from 263 to 194, or 26%. Median sales price slipped 11%, from $1,120,000 to $999,000 and price per square foot dropped by 10%. The highlight of the April issue was the approval of a contract to build an underpass for pedestrian traffic to cross State Route 179 at Tlaquepaque. We hope it will improve traffic flow in the area. Ranger Station Park About to Become a Reality

The City of Sedona purchased the land nearly ten years ago, came up with a design relatively quickly, and then let it sit for a very long time. Perhaps they can use some of the money they were spending to bring more visitors to the area on something the locals will actually enjoy. Sedona City Council and Chamber of Commerce to Cut Ties

For the past twenty years the City of Sedona has contracted with the local Chamber of Commerce to manage the resort destination marketing program. That relationship is about to come to an end, as the Chamber of Commerce board voted not to renew the contract. Sedona Median List Price Still Well Over $1.000,000

The median list price of a home in Sedona is $1,159,000, which is about the same place as it was at the beginning of 2022. List prices peaked at a little over a million and a half in the late spring of 2022. However, they have been slightly creeping back up for the past couple of months, and are still well above the median price of $750,000 only three years ago.

This event will be held on April 19th from 4:30 to 7 p.m. at the West Sedona School north of Posse Grounds Park. It will be open to the public, so I highly recommend it if you are concerned about the future of housing in Sedona. According to the notice sent by the city, "This Plan Sedona event will be an informative and engaging evening where residents will be able to participate in interactive stations that explore the city’s growth and building limitations, density, zoning and housing. Sedona Real Estate Market Back to Normal?

"New normal" is a phrase that we have heard often since the beginning of the pandemic. But, it appears that is where our real estate market is now. After a very hot market for over two years, buyers took a pause for the second half of 2022. Now some of them are coming back. The market slightly favors sellers, in that there is a bit more demand than supply, and overall, the market appears to be stable. New normal refers to the notion that a new floor has been set for home prices, driven in large part by investors who paid cash for their homes. Time will tell.
