Vacation Homes are HOT in Sedona

Thu, Sep 14th 2017 2:24 pm by Sedona Real Estate Market News

Arizona's new short term rental laws which took effect in January of this year have made a big impact on Sedona Real Estate.

According to a report from the Arizona Daily Sun, the state’s new laws stipulate that cities, towns, and counties cannot put any restrictions on short-term rentals “simply because the property is not classified as a hotel.”

Here’s more from the Arizona Daily Sun article:

In signing the measure earlier this year, Gov. Doug Ducey said the legislation provides "financial breathing room'' for families by allowing them to earn something extra.

The law, however, covers more than those renting out a bedroom — or even their whole home.

There is no limit to the number...

How Real Estate Agents Earn Their Commissions

Wed, Aug 9th 2017 7:49 pm by Wally Reule Miscellaneous

We sometimes are asked if we will reduce our commissions to sell a home. I'll come back to that later, but before I do, it's important to know the benefits of working with a real estate agent. First, on average, sellers who list their home with an agent sell for a higher price. They also are much more likely to avoid expensive mistakes by not knowing the law, or their protections under the law. And they generally are sold much faster. Below is a graphic of all the things an agent will do to sell your home.

What an agent does to sell your home

So, getting back to the question of whether we will reduce our commission. Which of these things do you want us to eliminate?

Is Your Home Buying Budget Realistic?

Thu, Jul 27th 2017 3:08 pm by Wally Reule Miscellaneous

I just came across an interesting article in CNN Money about costs that are often overlooked by many home buyers during the buying process. So if you're thinking about purchasing a home, and are in the process of developing a budget, this will be a good resource for you. To summarize, there are four things that are often missed. They are (1) the inspection, (2) pro-rations for taxes, insurance, association fees, etc., (3) moving, and (4) set up costs like new keys, utilities and deposits. To read the whole thing, click on this CNN Money article.

5 Reasons You Should List Your Home With Jan & Wally

Tue, Jul 25th 2017 2:20 am by Sedona Real Estate Market News

List Your House with Jan & Wally

Here are five reasons listing your home for sale with us this summer makes sense.

  1. Demand Is Strong

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home.

Take advantage of the buyer activity currently in the market.

  1. There Is Less Competition Now

Housing inventory is currently at a 4.2-month supply, well under the 6-months needed for a normal housing market. This means, in the majority of the coun...

Have you ever considered investing in vacant land?

Tue, Jul 18th 2017 3:06 am by Sedona Real Estate Market News

According to Seth Williams, successful Real Estate Investor and Author, “Vacant Land is one of the most overlooked and misunderstood real estate investments in the world.

Most real estate investors completely fail to recognize the superior benefits that come with owning land in its raw form.

It's unfortunate, because the simplicity and stability that comes with owning the right piece of land (purchased at the right price) can far outweigh the myriad of problems that are certain to come up with any other type of real estate.”
