There are many tools online, and companies available, to help you sell your home on your own. And many people just focus on the bottom line, and would love to save money by not paying a realtor commission.

But, is it a good idea? Keep in mind that realtors are subject matter experts, whose job is to save you time and effort, and to prevent any unnecessary actions that may cause delays, errors, or even illegal transactions during the selling process.


In 2016, 88% of homeowners used a realtor. Let’s take a look at the reasons they decided to use a professional.


Market Expertise is the biggest reason. While you may have looked at houses online for a few months to get an idea of what your price range should be, for real estate agents, this is their career. They have insight on pricing, the local market, and what potential buyers are looking for in your area. They live and breathe this information.


Another huge reason is their negotiating skills. While you make the final decisions, your agent will provide solid guidance and expertise to help you make all the critical decisions that go into selling a house. Negotiating is a fine art!


Expertise in the process is important as well. Selling a home is a complicated process, and the financial and legal obligations you have change every year. Agents must take classes to keep up on changing regulations, to ensure their sellers don’t sign a bad deal.


Another reason cited is the relationships the agent will bring to the table. Agents regularly work with appraisers, home inspectors, and contractors, and can recommend people who will follow through and do a professional job, no matter what the task.


Finally, people use realtors because of their marketing capabilities. Marketing takes up a lot of time! Agents have market knowledge for your neighborhood and can put effort into what actually works there. They will also keep in touch with you to make sure you stay informed about the marketing strategy they employ.


In short, to ensure a smooth selling process, and to get top dollar for your home, it makes sense to engage a realtor.
