There are great deals to be had right now in Sedona, but the people that get them are those that are prepared. If it's a terrific value, it probably won't be on the market very long. So if you're a serious buyer, it is critical that you can show you have the financial resources to close the deal before you make an offer. That means having either a "verification of funds" from your banking institution or a pre-qualification letter from a lender.

Foreclosures and Short Sales

For some reason there is still a lot of talk about the "steals" that are available through foreclosure and short sale, but for the most part those days are over. In October, 2013 only 12 of the 279 active listings in Sedona were short sales or REOs. The banks are holding out for higher prices than they were a couple of years ago, and the process remains tedious and requires some patience and staying power.

However, if you find a distressed property that you want to buy, you must ask yourself if the home is right for you. Will you be happy with it in the long run, or are you just caught up in the idea that you might save a lot of money! Additionally, you will buy these properties "AS IS", so it might require quite a bit of fixing up. If it doesn't satisfy your needs and lifestyle, it's NOT a good deal. In the long run, finding a HOME that you will enjoy, and that is priced well compared to similar properties, is a much better deal.
