Are You Looking for a Foreclosure in Sedona?

If you are expecting to find a really good deal in Sedona through foreclosure, you may have a very long wait. Core Logic recently published their Loan Performance Insights report for November 2020. 5.9% of mortgages were delinquent by 30 or more days in November, which is up from 3.9% in November 2019, before the COVID-19 pandemic hit. Serious delinquent loans plus loans in foreclosure are at 3.9%, which is the lowest rate reported since June 2020. This declining level of delinquency supports the view that there will a large supply of distressed inventory in the next year,

The difference between today's defaults and those that we witnessed in the 2007-8 crash is the equity position owner...

Responsible Tourism in Sedona

Although Sedona is a small town with a population just over 10,000. we attract an average of three million visitors each year. Of course, in addition to our charm and sparkling personalities, the main attraction is the natural beauty of our red rocks. So it makes sense that we want to preserve that beauty. With that intention, the Sedona Chamber of Commerce has developed a responsible tourism program. One of the initiatives of that program is called Leave No Trace.

Buying Vacant Land in Sedona

With the inventory of existing homes available for sale in Sedona at record lows, it is no surprise that sales of vacant land are on the rise. In fact, compared to 2019, the number of lots sold increased by 35%, and the median sales price went up by 18%. The good news is that land is still a relative bargain. Even with the increase, median sales prices are still 40% less than they were in 2007.

Most people who call us about vacant land start with two questions. First, does it have good views, and are they unblockable? Of course, that is to be expected. The second most popular question is whether the property is in a Home Owners Association. Many buyers don't want to be bound by architect...

2020 Was a Record Breaking Year for Sedona Real Estate

The year end numbers are in and they are nothing short of remarkable. Sales of single family homes under $1,000,000 ended the year at 632. That is an increase of 27% over what was a very good year in 2019. Also amazing is the fact that 120 homes sold for over $1,000,000, which more than doubled the number of 54 sold in 2019. Sedona's natural beauty attracts millions of visitors every year, and depending on your point of view, that can be either a blessing or a curse. On the one hand, tourism supports local business and government, and the red rock views should be available to everyone. On the other hand, the sheer volume of guests can overwhelm the infrastructure and degrade the pristine beauty of our environment. The current debate over the proposal to build a new hotel in the Village of Oak Creek is a perfect example of trying to navigate a course that honors both needs. Latest Sedona Real Estate Sales Activity

Here is the three letter word that I would use to describe our Sedona real estate market: HOT!. Notice the caps and exclamation point for emphasis. We have never seen the number of homes under contract this high and the number of homes for sale so low. One year ago we were complaining that there were only 179 active listings, and now there are 139. But why, in this economy, is this happening? What we're hearing from buyers from all around the country is that the pandemic is making them rethink their priorities, and that when the next lock down comes, they would rather do it in Sedona. Sedona Real Estate Market Statistics Through May

Here are market statistics for sales of homes and land in Sedona for the first five months of 2020. Each category is also compared to the same time period the year before. Sales declined for homes priced under $1,000,000, with 178 sales compared to 191 last year, a decrease of 6.8%. Considering that the market was nearly shut down for a couple of months, that's a surprisingly small decline. However, the median sales price increased to $575,000 from a year ago when it was $555.000, but average price per square foot is virtually unchanged.. Sales of luxury homes experienced a similar decrease with 21 closed compared to 25 in 2019, but the median sales price grew a whopping 38% to $1,555,000...
