Is the Housing Market Headed toward a Correction?

Of course it is! There will always be corrections. But how likely is a crash like we had 15 years ago? Not very. Conditions are different, and sub prime mortgages have not been driving the appreciation. It's been high demand and low inventory. Interest rates are on the rise, and that will slow home sales, but most homes in Sedona recently have been purchased with cash. Latest Sedona Market Statistics

The market has been cooling off, and inventory is on the rise. A couple of things that jump out as I look at these numbers are the steep increase in the number of price reductions, and the fact that the median price of new listings $255,100 less than the median price of all listings. Sedona Housing Inventory on the Rise

At long last, the number of homes for sale in Sedona has gone up. That's good news for buyers, but not so much for sellers. At the moment that I write this, there are 121 active listings in the MLS. Before the pandemic, we would average over 200 active listings, but for much of the past two years, it's hovered around 30, or even less. So the result has been what every arm chair economist would predict. Higher prices!

Breaking the numbers down, 45 are in the Village of Oak Creek and 76 in Sedona. In VOC the median list price is $899,000 and the average price per square foot is $406.92. In Sedona, median sales price is $1,195,000 and $604.39 per square foot.

Sedona Short Term Rental Regulations Update

As you probably already know, the proliferation of short term rental properties has had a profound effect on Sedona and surrounding areas. Whether you like them or not, the subject has become quite controversial. Sedona used to regulate short term rentals, but is no longer allowed to do that because of a change in Arizona law. Sedona launches Home Energy Retrofit Project with CozyHome LLC

As part of a new sustainability initiative, the city of Sedona encourages residents to apply for up to $5,000 in funding to make their homes more energy efficient and weatherized. Known as the Home Energy Retrofit Project and in partnership with CozyHome LLC, the project is intended to benefit moderate and low-income residents within Sedona city limits. Home weatherization and retrofitting services supported by this project include duct sealing, air sealing, insulation repair, lighting upgrades, mini-split installations and heat pump installations.
