Foreign Investors in Sedona Real Estate Must Plan Ahead for Taxes

Mon, Apr 18th 2016 3:10 pm by Wally Reule Miscellaneous

With negative interest rates in other countries becoming more common, an increasing number of foreign buyers are looking for a haven for their money. Last year, about 16% of total investment sales were made by foreign buyers, and that number is expected to increase in 2016. While this can be an excellent investment, there can be adverse tax consequences for the unwary buyer. It is very important to consult with a tax adviser who specializes in foreign investments to minimize future taxes. Real estate agents are prohibited by law from giving tax advice to foreign investors. However, we can help you find an excellent property and negotiate a great deal!

2016 Home Sales May be the Best in a Decade

Fri, Feb 26th 2016 4:48 pm by Wally Reule Events

This was the projection made by Jonathon Smoke, chief economist at Realtor.com. He suggests that continued low interest rates and an improving job market will lead to the sales of 5.4 million homes, up 3% from last year and the best since 2006. As i've reported before, demand has outstripped supply for a few years now, and new construction may be narrowing that gap.

As I reported last week, the band Chicago kicked off the Sedona International Film Festival, and they were great! VA Home Loans Keep Getting Better

Tue, Feb 9th 2016 4:12 pm by Wally Reule Sedona Real Estate Market News

I just read an article in Realtor.com about VA backed mortgages, and being a veteran myself, I was happy to see that their popularity is increasing, and the product itself is getting better. More VA loans were closed in 2015 than in any other year. And, in every month of 2015, VA loans had the lowest average 30 year fixed rate and the highest closing success rate among the three major loan types ( VA, FHA and conventional). Follow this link in order to read the whole article.

Why to Work with a Knowledgeable Real Estate Agent

Sun, Feb 7th 2016 5:39 pm by Wally Reule Miscellaneous

I recently wrote a blog saying that a good real estate agent cannot be replaced by an app. The gist of that was that homes are not commodities. Each has its own set of unique features, including buyers and sellers who are human. I just came across something written by the Sedona Luxury Real Estate Professionals (SLREP) group, which further supports the point that I was making in that previous blog. Here it is:

"Sedona Luxury Real Estate Professionals members aspire to a higher level of education about house construction, materials and finishes, systems and appliances, design trends and other details significant to function, value and desirability of property. This knowledge helps a buyer...
